If you're thinking about selling, you probably have a running list of questions. These are the ones I hear most from homeowners in Cumming, Forsyth County and across North Georgia, with straight answers.
1. What is my home worth right now?
Your home's value comes from recent sales of similar homes nearby, its condition and updates, and how many other homes buyers can choose from right now. Online estimates are a fine starting point, but they can't see your new roof, your renovated kitchen or the busy road behind you. A comparative market analysis (CMA) looks at all of that. Request your free home value and I'll put one together for you.
2. When is the best time to sell?
Spring and early summer usually bring the most buyers in North Georgia, especially families who want to move before the school year. Fall and winter often have fewer buyers but also fewer competing listings. The best time is usually the one that fits your plans, and good pricing and preparation matter more than the calendar.
3. How much will I actually walk away with?
Your net proceeds are the sale price minus everything that comes out at closing:
Your mortgage payoff and any home equity line
Real estate agent compensation, which is always negotiable
Georgia's transfer tax of $1 per $1,000 of the sale price
Any closing costs or repairs you agree to cover for the buyer
Prorated property taxes and any HOA fees
Before you list, I'll give you a seller net sheet so you see the estimated numbers in writing.
4. Should I make repairs or updates first?
Fix anything broken or that would worry a buyer or inspector, like leaks, HVAC problems or wood rot. Fresh neutral paint, a deep clean and curb appeal usually pay off. Big remodels usually don't return their full cost. I can walk through your home and tell you what's worth doing and what to skip.
5. Do I have to sell before I buy my next home?
Not always. Common options include selling first and renting short term, negotiating extra time to stay after closing, making an offer on your next home that depends on yours selling, or using a bridge loan or home equity line to buy first. The right choice depends on your equity and your comfort with risk. A lender can tell you what you qualify for.
6. How long will it take to sell?
It depends on price, condition and the market in your area. A well-priced, well-prepared home sells fastest. Once you accept an offer, closing usually takes about 30 to 45 days when the buyer is financing, and can be faster with cash.
7. How do we decide on a list price?
We price from the data, not from what we hope to get. Overpriced homes tend to sit, and a home that sits often ends up selling for less than it would have at the right price from day one. I'll show you the comparable sales and the competing listings so you can make the call with confidence.
8. What happens during inspections?
Georgia contracts usually give buyers a due diligence period to inspect the home and decide whether to move forward. Buyers often ask for repairs or a credit after the inspection. You can agree, counter or decline, and I'll help you negotiate what's reasonable.
9. What do I have to tell buyers about my home?
Most Georgia sellers complete a Seller's Property Disclosure Statement. Be upfront about problems you know about. Honest disclosure protects you and builds trust with buyers. If you have a legal question, a real estate attorney is the right person to ask.
10. Who handles the closing?
In Georgia, a real estate attorney handles the closing. They manage the title work and the paperwork, pay off your loan and send you your proceeds.
11. Will I owe taxes on the sale?
Under current IRS rules, many homeowners can exclude up to $250,000 of profit ($500,000 for married couples filing jointly) when selling their main home, if they owned and lived in it for at least two of the last five years. Investment properties and land follow different rules. Check with a tax professional about your situation.
12. How do I get my home ready for photos and showings?
Declutter and pack up personal items
Deep clean, including windows and carpets
Freshen up the front: mulch, trim bushes, pressure wash, clean the front door
Replace burned-out bulbs and open the blinds
Plan where pets will go during showings
