From Dawsonville to Ball Ground to Dahlonega, more buyers are looking for acreage to build on. Land can be a great buy, but it's not like buying a house. Here's what I walk my clients through before they make an offer.
1. Can it pass a perc test?
If there's no county sewer, you'll need a septic system. A soil test tells you whether the land can support one and where it can go. No passing test usually means no house.
2. Water: county line or well?
Ask whether county water reaches the lot. If not, budget for drilling a well.
3. Zoning and covenants
Check what the county zoning allows (homes, barns, animals, dividing the lot later) and whether there are neighborhood restrictions.
4. Road access and easements
Make sure the land has legal access to a road. Also check for easements that let others cross it or run utilities through it.
5. Flood zone and topography
Look at FEMA flood maps and walk the land. Steep slopes and creeks can limit where you build and add to site-prep costs.
6. Get a survey
A current survey confirms the boundaries and acreage you're paying for.
7. Financing is different
Land loans often need a bigger down payment than home loans. Talk to a lender early, or ask about construction-to-permanent loans if you plan to build soon.
